Do I need an energy label for my apartment?

Yes, at the same moments as for any other home:

The biggest misconception with apartments: there is no building label that applies to everyone. Every apartment needs its own label, linked to its own address. Your identical neighbour's label is not transferable either — although it does give an indication of what your apartment could roughly score.

Which makes sense: energy performance varies considerably within the same complex. A middle apartment with homes above and below loses far less heat than a corner apartment on the top floor under a flat roof. And one owner has HR++ glazing and a new boiler, while another has single glazing facing north.

What does an energy label for an apartment cost?

Good news: an apartment is usually the cheapest property type to have labelled. The home is more compact, so the inspection is done sooner:

What does the VvE have to do with my energy label?

More than you might think. A large part of your apartment's energy performance is determined by the communal parts of the building — and those belong to the owners' association (VvE):

Is the energy label per apartment or per building?

Per apartment. Every apartment needs its own registered energy label when sold or rented out. There is no building label you can use for the sale of your own apartment.

What does an energy label for an apartment cost?

Can the VvE apply for energy labels collectively?

Yes, and it is often cheaper. The building data — roof, facade, glazing and communal installations — only needs to be mapped once, after which the inspection per apartment is faster. Each apartment still receives its own registered label.

My neighbours have the same apartment with label B. Does that label also apply to mine?

No. An energy label belongs to one address and is not transferable to another apartment, even with an identical floor plan. However, your neighbours' label often gives a good indication of what your apartment could score — provided glazing, installations and any renovations are comparable.

How do I improve the energy label of my apartment?

Within your own apartment: HR++ glazing, a modern boiler or heat pump and good ventilation. For roof, facade and floor insulation or a communal installation you need the VvE — those measures often count the most. After improvements, have a new label registered.
