Energy label in Moordrecht

Moordrecht is one of the youngest villages in our area

Moordrecht, municipality of Zuidplas, looks like an old IJssel village but its housing stock barely is: the Dutch address and buildings register shows that more than half the homes date from 1992 to 2005 and another third from 1975 to 1991. Together that is almost nine in ten homes. Pre-war buildings make up under three per cent. The median construction year is 1994.

For the energy label that is favourable starting material: virtually everything has an insulated cavity and double glazing. The question here is rarely whether there is insulation, but whether the first label from the construction period has expired. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.

Is your label from the construction period still valid?

An energy label is valid for ten years, counted from the survey date. For the large group of Moordrecht homes from the 1990s and early 2000s that means the label issued at completion has now lapsed. A new survey is therefore needed when selling or renting out. The good news is that the outcome for these building periods is usually reassuring; B or C is normal, and with HR++ glazing or solar panels A comes into view.

Since 1 January 2021 only a label from a physical survey counts; the provisional energy label lapsed then.

What the advisor records during the survey

The survey takes 60 to 90 minutes. Our BRL 9500 certified advisor notes:

• Every surface bordering outside air, crawl space, an unheated room or water
• The insulation of roof, walls, floor and glazing
• Heating and hot water production, from boiler to heat pump
• The ventilation system and any solar panels

Glass and window are two different things in the calculation. What the invoice states is the U-value of the glazing; the label looks at the window including the frame. Without the frame type the advisor uses a safe default, which almost always works out worse.

Which documents should you have ready for the survey?

With a young stock the evidence lies in what changed after construction:

• The glass specification if the original glazing was replaced with HR++ or triple.
• Invoices for floor or roof insulation added later.
• Make, type and year of the boiler or heat pump, especially if replaced.
• Solar panels: number and peak capacity, or the inverter details.

Unproven improvements fall back on the default for the construction year; with glazing that often costs a class here.

Check first, then book

Before arranging a survey, check on EP-online whether a label already exists for your address. If the survey date is less than ten years ago, you are done. There are also a few exceptions, such as buildings in temporary use. Listed buildings have not been among them since 29 May 2026 and so do need a label when sold or rented out.

What the label means if you rent out in Moordrecht

If you rent out below 187 points, your maximum rent is fixed by law. The energy label is one of the larger items in that: the difference between two classes can easily mean the difference between social and mid-market rent.

Certification and who comes round

Official energy labels may only be issued by companies working under BRL 9500. Recognition by InstallQ and listing in the Centraal Register Techniek are the proof that supervision actually takes place.

The advisor who visits you is the same one who registers the label. There is no call centre in between, and if you have questions afterwards you reach that person again.
