Nieuwerkerk aan den IJssel grew in three waves
Nieuwerkerk aan den IJssel, municipality of Zuidplas, grew strongly in the second half of the twentieth century. The Dutch address and buildings register shows three clear waves: over a quarter from 1946 to 1974, a third from 1975 to 1991 and another quarter from 1992 to 2005. Three building periods, three different starting points
Homes from 1946 to 1974 have a cavity that is by no means always filled; unfilled the class stays at D or E. The 1970s and 80s homes usually do have an insulated cavity but early double glazing, and come out at C or D. The 1990s homes typically start at B or C already. What the advisor records during the survey

- The insulation of roof, walls, floor and glazing
- Heating and hot water production, from boiler to heat pump
- The ventilation system and any solar panels
Glass and window are two different things in the calculation. What the invoice states is the U-value of the glazing; the label looks at the window including the frame. Without the frame type the advisor uses a safe default, which almost always works out worse.
Which documents should you have ready for the survey?
The list is short and focused:
- The invoice for the cavity fill, with product type.
- The glass specification if the original glazing was replaced with HR++.
- Paperwork for floor or roof insulation.
- Make, type and year of the boiler or heat pump, plus solar panels.
Without evidence the default for the construction year applies; for the post-war group that assumes an unfilled cavity.
Check first, then book
Before arranging a survey, check on EP-online whether a label already exists for your address. If the survey date is less than ten years ago, you are done. There are also a few exceptions, such as buildings in temporary use. Listed buildings have not been among them since 29 May 2026 and so do need a label when sold or rented out.

What the label means if you rent out in Nieuwerkerk aan den IJssel
