One local advisor for the whole Groene Hart
The Groene Hart runs from the historic towns of Woerden, Gouda, Oudewater and Montfoort to the peat meadow villages in between and the new-build districts on the edges. Our office sits in the middle of that area, on the Merelstraat in Woerden, and the same advisor visits everywhere. We charge no call-out or travel costs.
When selling or renting out, an official energy label registered in EP-online is legally required. Without one the inspectorate can impose €515 on private individuals and €1,030 on legal entities. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Monument or protected cityscape in the Green Heart?
The region has many protected cityscapes and monuments, from the fortress of Woerden and the Gouda city centre to the historic cores of Oudewater, Montfoort and Schoonhoven. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For a historic property with single glazing the label is usually somewhat lower - that is normal and you are not obliged to make improvements. How to request an energy label in het Groene Hart
You arrange an official energy label with us in three steps:
- Quote and appointment - calculate your price with the calculator or call us, and schedule the survey at a time that suits you.
- Property survey - our BRL 9500 certified advisor assesses insulation, glazing and installations following the NTA 8800 method.
- Registration in EP-online - you usually receive the definitive label within a few working days. In a hurry? Express delivery within 24 hours is possible.
Still holding an estimate from before 2021? That provisional label no longer counts. Only a survey at the home leads to a registrable label.

What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
One detail that often leaves points on the table: the U-value on the invoice belongs to the pane, while the calculation judges the full window with frame. Supply the glass specification and frame type and the advisor need assume nothing.
Which documents should you have ready for the survey?
What pays off most depends on the property type, but this list covers almost everything:
- Invoices for insulation (cavity, roof or floor), preferably with product type.
- The glass specification of double, HR++ or secondary glazing, plus the frame type.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
- Historic building or farmhouse: the renovation file and a floor plan.
What you cannot prove and the advisor cannot observe falls back on the defaults for the construction year; those are almost always worse than reality.
When does the existing label suffice?
As long as the survey date is less than ten years back, nothing new is needed; check it on EP-online. Beyond that only special cases such as temporary buildings fall outside the obligation. Listed buildings were removed from that list on 29 May 2026 and now count fully.
Energy label prices in het Groene Hart
Each property type has a fixed starting rate, with VAT, the survey and the EP-online registration included; only the usable floor area can still change it. More detail is in the 2026 price overview.

There are no surcharges or travel costs, and the invoice follows only once the label is in. Farmhouses, monumental buildings and homes over 150 m²: fixed tailored price, known in advance.
Rent and label belong together in het Groene Hart
Since 1 July 2024 the points total bindingly sets the maximum rent up to and including 186 points, and the energy label is a heavy item in it. Landlords therefore often have the rental points count done together with the label survey; that saves a second visit.
The paperwork behind the label
Registering in EP-online is reserved for companies with BRL 9500 certification; recognition by InstallQ and the Centraal Register Techniek confirm that supervision is in place. With us one fixed advisor carries out the survey and handles the registration.
