Krimpen aan den IJssel is the most post-war place in our area
Krimpen aan den IJssel grew after the war into a commuter town near Rotterdam, and that shows sharply in the Dutch address and buildings register: over seventy per cent of the homes date from 1946 to 1974. No other place in our area is so pronouncedly of that single period. The median construction year is 1969; pre-war buildings are scarce.
For the energy label that is a clear starting point: for the vast majority of homes everything turns on the cavity and on whether the glazing has ever been replaced. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Post-war home or portico flat: where the gain lies
Homes from 1946 to 1974 usually have a cavity, but whether it is filled varies greatly. Unfilled, the class stays at D or E; with provable retrofitting and HR++ glazing, C to B is achievable. If you live in a portico flat or apartment, the roof and facade insulation details usually sit with the owners' association; obtaining them makes a considerable difference to the outcome.

Energy label per property type in Krimpen aan den IJssel
The proportions come from the Dutch address and buildings register. Indicative; the survey decides per home.
| Property type | Share in de kern | Expected label |
|---|---|---|
| Post-war homes 1946 - 1974, cavity unfilled | about 72% together | D - E |
| Post-war homes 1946 - 1974, retrofitted | B - C | |
| Homes 1992 - 2005 | about 17% | B - C |
| New build from 2006 | about 8% | A - B |
| Homes 1975 - 1991 | about 3% | C - D |
What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
A common misunderstanding: the U-value on your glass invoice applies to the pane only. The label calculates with the whole window, frame included, and a frame always insulates a little less well. If the advisor knows the frame type, no cautious assumption is needed.
Which documents should you have ready for the survey?
In a predominantly post-war place the retrofit evidence counts most:
- The invoice for the cavity fill, with product type; the key item here.
- The glass specification of double or HR++ glazing fitted later.
- Apartment or portico flat: the owners' association details on roof, facade and collective installation.
- Make, type and year of the boiler or heat pump, plus solar panels.
Without evidence the calculation assumes an unfilled cavity for the construction year, and here that almost always costs a class.
When do you not need a new label?
If a registered label less than ten years old already exists, you can simply use it for a sale or rental. Check the survey date on EP-online. Beyond that a few exceptions to the label obligation apply, for instance buildings used only temporarily. Listed buildings have not been covered by those exceptions since 29 May 2026: a national or municipal monument now does need a valid energy label when sold or rented out.

Certifications that safeguard reliability
Only a company working under the assessment guideline BRL 9500 may issue and register official energy labels. Recognition by InstallQ and inclusion in the Centraal Register Techniek give you extra certainty that you are working with a recognised party.
You always get the same fixed advisor, who surveys your property personally and registers the label as well. No call centre between you and the survey.
