What does requesting an energy label cost exactly?

The cost of requesting an energy label averages around 330 euros, but it can rise with property size, property type and the time an advisor needs. For an apartment or terraced house you'll often be at the lower end; for a large detached home with many installations you'll pay a higher rate. The price is not set nationally. Energy advisors work on the open market and set their own rates. Why is documentation so important for your energy label?

When is a valid energy label required?

A valid energy label is required when selling, renting and on completion of newly built homes. Without a label, an estate agent may in practice not offer the home for sale or rent.

When selling, the seller's agent routinely asks for the label, and a missing label can delay the sales process. When renting, the label plays a direct role in the rent. The rent is often calculated via a points system, and an energy-efficient home with a good label earns more points. An energy label is valid for 10 years from the property survey date. From 29 May 2026 new rules apply. A home battery with a minimum capacity of five kilowatt-hours will then count towards the label, provided solar panels are also present. In addition, a new label class, A0, is introduced for (new-build) homes that are fully emission-free. Monuments are also required to have an energy label when sold or rented from that date.

How do you request an energy label and what should you watch for?

Requesting an energy label goes through a recognised energy advisor who inspects the home and registers the data in EP-online. Good preparation saves time and prevents a lower label than necessary.

Before the advisor comes, it's smart to lay out a few things. Floor plans, boiler details and invoices for earlier energy-saving work all help. Also make sure windows, doors, the meter cupboard and the boiler or heat pump are easily accessible during the visit.

What happens if you don't have a valid energy label?

Without a valid label you cannot officially sell or rent out a home. The Dutch government sets this as a condition for transactions, and a notary or estate agent will ask for it during completion. If the label is missing, you also risk a fine from the Human Environment and Transport Inspectorate (ILT): up to €515 for private individuals and up to €1,030 for businesses and landlords.

If you have no plans to sell or rent, a missing label is usually not an urgent problem.
