Lopik is younger than its name suggests
Lopik sounds like an ancient ribbon village, and the Lopikerwaard ribbon is exactly that. But the core of Lopik itself is remarkably young: the Dutch address and buildings register shows that 45 per cent of the homes date from 1992 to 2005 and another 35 per cent from 1975 to 1991. Together that is eight in ten homes; fewer than two per cent are pre-war. The median construction year is 1993.
For the energy label that is favourable starting material: virtually everything has an insulated cavity and double glazing. The question is mainly whether that glazing is still first-generation, and whether the first label from the construction period has expired by now; ten years after the survey date it has.
When selling or renting out, a registered energy label is required, on pain of €515 (private) or €1,030 (legal entity). A favourable class can earn a rate discount on a mortgage application.
The core is young, the ribbon is old: two separate stories
The image of farmhouses and ribbon development belongs in this municipality mainly to Cabauw and Lopikerkapel, which have their own pages. The core of Lopik consists of districts from the eighties and nineties, and there the glazing and the floor are where label gains lie. If you live on the ribbon outside the core, the farmhouse story applies: heavier constructions, more precision work at the survey, and a price agreed in advance.

A label based on the construction year alone no longer exists: the provisional energy label lapsed on 1 January 2021 and registration has since required an on-site survey.

How the property survey works
Allow 60 to 90 minutes. The BRL 9500 certified advisor records:
- Which surfaces border the outside, the crawl space or an unheated room
- How well roof, walls, floor and glazing insulate
- Which boiler or heat pump is installed, and how hot water is produced
- How the home is ventilated, and whether there are solar panels
What the glazing quote shows is the U-value of the glass, not of the window. In the label calculation the frame weighs in and the value shifts slightly. If you know the frame material and glass type, pass them on: the advisor then calculates exactly.
Which documents should you have ready for the survey?
With a young stock, the evidence mostly lies in what changed after construction:
- The glass specification if the original glazing was replaced with HR++ or triple.
- Invoices for floor or roof insulation added later.
- Make, type and year of the boiler or heat pump, especially if recently replaced.
- Solar panels: number and peak capacity, or the inverter details.
- The home's completion documentation, if you still have it.
Unproven improvements fall back on the default for the construction year; with glazing that often costs a class here.
First check whether a valid label already exists
A label from the past ten years, counted from the survey date, is still perfectly usable; EP-online shows it per address. Exceptions to the obligation are scarce these days: temporary buildings fall outside it, but listed buildings no longer do since 29 May 2026.

Renting out in Lopik: first the points, then the price
Up to and including 186 points the housing valuation system has prescribed the maximum rent since 1 July 2024, with 143 points as the line between social and mid-market rent. Because the energy label weighs heavily, one class of difference can shift the permitted rent noticeably. A rental points count can be combined with the label survey.
