The Voorburg housing market and the energy label
Voorburg is one of the oldest places in the Netherlands and has a refined, green character. Stately villas and monumental properties line the Vliet, the historic centre around the Herenstraat offers characteristic older buildings, and neighbourhoods like Essesteijn and Bovenveen consist largely of post-war homes. This diversity means the energy label varies strongly per area — and for both selling and renting an official, EP-online registered label is required.

Listed monument or protected village area?
Old Voorburg is largely designated as a protected village conservation area and has many national and municipal monuments, including the historic buildings around the Herenstraat and the country estates along the Vliet. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For a property with single glazing and original details the label is usually somewhat lower — that is normal and you are not obliged to make improvements. - All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
Especially the older villas along the Vliet call for an experienced eye: unusual constructions and original details partly determine the label. The calculation follows the NTA 8800 standard.
