When selling or renting your home in the Haaglanden region, an official energy label is a legal requirement. An accurate on-site property inspection prevents you from being confronted afterwards with incorrect energy classes or fines. For an energy label in Leidschendam, a certified advisor carries out a thorough inspection to record the energy performance precisely. This official registration in EP-online can also help you obtain a lower mortgage interest rate. Careful and fast handling means you can move straight on to the next step in the sales process.

The village of Stompwijk belongs to the same municipality and is even registered under the town of Leidschendam in the Dutch address register. If you live there, see our page on energy label Stompwijk.

Do you want to sell, rent out or apply for a mortgage on a home in Leidschendam? Then you need an official energy label registered in EP-online. This article explains how to request that label. You'll also read what it costs and what to look for when choosing an advisor.

What is an energy label and why is it required in Leidschendam?

An energy label for Leidschendam shows how energy-efficient your home is. The law requires this label when you sell or rent out your home.

In Leidschendam there are many different types of home. There are apartments by the water, but also detached houses in green neighbourhoods such as Rietvink and Prinsenhof. The same rule applies to every type of home. Without a valid label you may not sell or rent out your home. If you do so anyway, the Human Environment and Transport Inspectorate can impose a fine. Since 1 January 2026 that fine is €515 for private individuals. Businesses pay €1,030 if there is no registered label.

In 2015 you automatically received a provisional energy label. Since 1 January 2021 this label is no longer valid. You now need a definitive label. A recognised advisor must visit and inspect your home for this. The advisor uses the official NTA 8800 method. This label is valid for 10 years after registration. Do you sell or rent out your home again within those 10 years? Then you can simply use the same label again.

Commercial energy label for business premises

Are you selling or renting out business premises or an office? Then an energy label is also required. Different calculation rules apply to these buildings than to homes. We are certified for residential buildings and do not register non-residential labels ourselves. For commercial premises we work with fellow advisors who are certified for that; call or email us and we will put you in touch with the right person directly. Bear in mind that a non-residential label takes more time than a residential one.

How do you request an energy label in Leidschendam?

You request the energy label from a recognised advisor. This advisor inspects your home on site. The advisor then enters the result into the EP-online database.

The application consists of a few clear steps. Then you make an appointment to have your home inspected. Finally you receive the definitive label.

At Hollands Duurzaam you only pay once you have received the label. So you don't need to pay anything up front. Sustainability advice and rental point counting alongside the energy label

Besides the energy label, you often also receive advice during the visit. The advisor then gives handy tips to save energy and money in your home.

The advisor looks not only at the current energy class of your home, but also at where opportunities lie. Think of better roof insulation, new glazing or solar panels. That way you know exactly where your home stands now and which improvements deliver the most.

Are you renting out a home? Then extra information matters. Under the Affordable Rent Act, the energy label counts towards the WWS points assessment. This assessment determines the maximum rent for the home. With a better energy label you can often charge a higher rent. Hollands Duurzaam can carry out this points count for you, so as a landlord you know exactly how many points your home gets and which rent fits.

Your glazing invoice often only lists the insulation value (U-value) of the glass itself. But for the energy label, the value of the whole window counts, including the frame. A frame usually insulates less well than the glass, so this value is normally slightly higher. If you provide the exact details of the glass and the frame, the advisor uses these real details. This is often more favourable for your final energy label.

First check whether a valid label already exists

Before you engage an advisor, it is worth checking whether a valid label is already registered. On EP-online you can look up, by postcode and house number, which label is known and when it was issued. If only an old provisional label from 2015 is listed, that has not been valid since 1 January 2021 and you still need a survey.

That check takes a minute and prevents two things: booking an appointment unnecessarily for a home that already has a valid label, or discovering too late that a new survey is needed while the transfer is already scheduled.

Which documents should you have ready for the survey?

There is little you need to prepare, but with evidence of earlier improvements the label often turns out better. Have ready whatever you have:

Also make sure the advisor can reach the attic, the meter cupboard and the heating installation. If the evidence is missing, the advisor calculates with the default Rc value for the construction year, which almost always works out less favourably than reality.

Frequently asked questions

What happens if you sell a home without a valid energy label?

Selling a home without a registered energy label can lead to a fine from the Human Environment and Transport Inspectorate: up to €515 for private individuals and up to €1,030 for businesses. A missing document also delays the transfer at the notary. So engage a certified advisor for the inspection in good time.

How does a definitive label differ from the old provisional label?

A definitive energy label is established in person by a recognised advisor on site. The provisional labels that were once issued automatically have had no official status when selling or renting since 2021. During the inspection the advisor checks all insulation and installations according to the national NTA 8800 method. This provides a reliable and up-to-date picture of your home's actual energy efficiency.

Which documents should you prepare for the advisor's visit?

Collect all available construction drawings, insulation invoices and technical boiler details in advance. With this evidence the advisor can calculate the actual insulation values. Without proof, the advisor must use standard values, which are often less favourable for your final label. At Hollands Duurzaam we see that good preparation by the homeowner significantly speeds up and improves the inspection.

Is an energy label required when selling or renting a monument?

Yes. Since 29 May 2026 the old exemption for protected monuments has lapsed. National, municipal and provincial monuments now also need an energy label when sold or rented. Historic buildings are often subject to strict rules for renovations and heritage preservation, so independent sustainability advice is especially valuable.

What does an energy label cost for my home in Leidschendam?

All prices include VAT, the property survey and official registration in EP-online, and we charge no call-out costs. A studio starts from €220, an apartment from €275, a maisonette or terraced house from €330, and a corner or detached house from €340 to €375. Use the price calculator for the exact price for your home.

How do I check whether my home already has an energy label?

Look up your address in EP-online, the national database run by RVO. You will see which label is registered and when it was issued. A label is valid for ten years from the property survey date. If only a provisional label from 2015 is listed, that has not been usable for a sale or rental since 1 January 2021.

I rent out a home in Leidschendam. What does the label mean for my rent?

The energy label determines a substantial share of the points in the housing valuation system, and that system sets the maximum rent. Since the Affordable Rent Act the system is binding for rental homes up to and including 186 points; above that the home falls in the free sector. A full rental points count is a separate service and is cheaper when done together with the energy label.
