First check whether a valid label already exists
Before you engage an advisor, it is worth checking whether a valid label is already registered. On EP-online you can look up, by postcode and house number, which label is known and when it was issued. If only an old provisional label from 2015 is listed, that has not been valid since 1 January 2021 and you still need a survey.
That check takes a minute and prevents two things: booking an appointment unnecessarily for a home that already has a valid label, or discovering too late that a new survey is needed while the transfer is already scheduled.

Which documents should you have ready for the survey?
There is little you need to prepare, but with evidence of earlier improvements the label often turns out better. Have ready whatever you have:
- A copy of the construction drawing or floor plan, if you have one.
- Invoices for roof, wall or floor insulation and for HR++ glazing.
- Details of the boiler or heat pump, such as year of manufacture and type.
- Information about solar panels, including the number and the capacity.
Also make sure the advisor can reach the attic, the meter cupboard and the heating installation. If the evidence is missing, the advisor calculates with the default Rc value for the construction year, which almost always works out less favourably than reality.
