Why an energy label for your home?

A valid, registered energy label is legally mandatory when selling or renting out a home in the Netherlands. But the label does more: with a mortgage application a good label can unlock extra borrowing room, and homes with a green label are on average worth more and sell faster. The label shows how energy efficient your home is, from class A++++ down to G, and is valid for 10 years.

We handle the complete process: the property survey, the calculation according to the NTA 8800 standard and the official registration in EP-online. You receive the registered label digitally, ready for the estate agent, notary or tenant.

  2. Property survey. Our advisor surveys the home according to NTA 8800: insulation, glazing, installations and ventilation. Takes 60 to 90 minutes on average.
  3. Calculation & registration. We calculate the label and register it officially in EP-online.
  4. Label delivered. You receive the registered energy label digitally, usually within a few working days. In a hurry? Choose the express energy label within 24 hours.

Tip: have your proof ready

Do you have invoices for insulation, HR++ glazing, a new boiler, heat pump or solar panels? Have them ready for the survey. With proof the advisor may use the actual insulation values instead of the default values for the construction year, and that can easily make one or more label classes of difference.

What does an energy label for a home cost?
Between € 220 and € 375 including VAT, depending on the property type (see the table above). That is a fixed all-in price including the property survey, calculation and EP-online registration, with no travel costs in our service area.
When is an energy label mandatory?
A valid, registered energy label is legally required when selling or renting out a home in the Netherlands. The label must be available at viewings and is transferred to the buyer or tenant. Without a label you risk a fine.
How long is an energy label valid?
An energy label is valid for 10 years from the property survey date. If you make your home more energy efficient in the meantime, a new label can be worthwhile: a better label increases the property value and can unlock extra mortgage room.
How fast can I have my energy label?
Usually the label is registered within a few working days after the survey. In a hurry, for example for a sale? With our express service it can be arranged within 24 hours.
What happens during the property survey?
Our advisor visits and surveys the home according to the NTA 8800 standard: insulation of roof, walls, floor and glazing, the heating installation, hot water, ventilation and any solar panels. The survey takes 60 to 90 minutes on average.
Should I prepare anything for the survey?
Useful to have ready: invoices or documentation of insulation, HR++ glazing, the boiler or heat pump and solar panels. The more proof, the better the label can turn out. Without proof the advisor uses the default values for the construction year.
Do I receive a fixed price in advance?
Yes. Based on the property details you receive a clear price or quote in advance.
Are registration costs included?
In our regular service the registration is part of the agreed price, unless explicitly stated otherwise in advance.
What does the price depend on?
The property type, the usable floor area, the number of building sections, the accessibility of relevant rooms and the presence of special installations can all affect the time required. Combining the label with tailored advice or an assignment for several homes also requires different preparation. In exceptional situations this is discussed in advance. Think of a home with a practice space, a split property, a major renovation or an extensive property portfolio.
What is included in the service?
The agreed price covers the preparation, the property survey, the processing of the relevant data, the substantive check, the registration and the digital delivery of the label, unless the quote clearly states otherwise. A careful energy label is more than just the time spent in the home. It is precisely the processing and the check that help determine whether the end result is well substantiated.
Why do prices differ per home?
The work consists of preparation, travel time, the survey, processing, quality control and registration. A small apartment with one installation usually takes less time than a large detached house with several building sections, extensions and different heating systems. Unclear boundaries or extensive renovations can also increase the time required.
What information is needed for a price?
For a suitable price we need at least the address, property type, approximate floor area and the preferred timing. Also mention special situations, such as a mixed residential and business property, several addresses, a listed monument or a home that has recently been extensively renovated. That way a realistic price can be given in advance.
What does a careful price cover?
A professional price is not only about the minutes spent in the home. Most of the quality comes from the preparation, the assessment of supporting documents, correct data entry, checking implausible outcomes and the final registration. A low price is therefore not automatically good value when there is insufficient time for complex features.
Is the cheapest option always good value?
A very low price can go together with limited preparation or little time for assessing supporting documents. That does not always lead to problems, but it does not suit every home. For complex or recently renovated homes, sufficient time for checking is precisely what matters.
