Polsbroek: old ribbon, surprisingly many young homes
Polsbroek is a ribbon village in the Lopikerwaard, municipality of Lopik. The ribbon itself is centuries old, with farmhouses going back to the seventeenth century, but the housing stock as a whole is younger than you would think: the Dutch address and buildings register shows that nearly 18 per cent of the homes were built after 2015. In addition, almost a quarter dates from 1975 to 1991. The median construction year is 1980.
The village thus spans two extremes: on one side farmhouses and pre-war ribbon homes, together more than a fifth of the total, on the other brand-new homes that come out at A or higher. In between sits the post-war middle group where retrofitting makes the difference.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Farmhouses on the ribbon: what the survey revolves around
For a farmhouse the first question is not how well it is insulated, but what exactly belongs to the home. Heated, habitable space within the envelope counts; the separate stable or barn does not. Then follows the familiar picture: solid walls, large roof surfaces and a lot of wall area per square metre of living space. Untouched that means E to G, but roof and floor insulation from an earlier renovation counts fully, provided it can be proven.
Since 29 May 2026 the label obligation also applies to listed buildings; the exemption for monuments has ended. For the question of what can still be gained in such a building, the tailored advice with the label gain per measure is the best route.

How the property survey works
Allow 60 to 90 minutes. The BRL 9500 certified advisor records:
- Which surfaces border the outside, the crawl space or an unheated room
- How well roof, walls, floor and glazing insulate
- Which boiler or heat pump is installed, and how hot water is produced
- How the home is ventilated, and whether there are solar panels
The U-value your glazier quotes is that of the pane alone. The label counts the window as a whole, and because a frame insulates worse than the glass that value is higher. Supply both details and nothing has to be estimated.
Which documents should you have ready for the survey?
For the ribbon buildings the renovation file determines the outcome; for the younger homes it is about the additions. Have ready what fits your home:
- Farmhouse or older building: invoices for roof, floor or wall insulation and for secondary or HR++ glazing.
- 1970s/80s home: the invoice for the cavity fill and the glass specification.
- Newer home: the completion documentation, plus details of solar panels (number and peak capacity).
- Always: make, type and year of the boiler or heat pump.
Without evidence, invisible improvements fall back on the default values for the construction year, and for older buildings those assumptions are the lowest.
Exceptions to the label obligation
Not every building needs a label. Buildings used only temporarily are outside the rules, and an existing label less than ten years old can simply be reused; the clock runs from the survey date, which you can find on EP-online. Listed buildings were on that list for a long time, but no longer since 29 May 2026.
