De Copen: hamlet in the Lopikerwaard
De Copen is a hamlet in the municipality of Lopik, in the middle of the rural, water-rich peat meadow area of the Lopikerwaard. It is small and has no registration as a separate town; the addresses fall under the surrounding settlement. What appears on your energy label is therefore the official town name from the Dutch address and buildings register.
The buildings consist mainly of ribbon homes and farmhouses along the watercourse, with newer infill here and there. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Farmhouses and ribbon homes: what the survey revolves around
For a farmhouse the first question is not how well it is insulated, but what exactly belongs to the home. Heated, habitable space within the thermal envelope counts; a detached stable or barn does not. Then follows the familiar picture: solid walls, large roof surfaces and much wall area per square metre of living space. Since 29 May 2026 monumental buildings too need a valid label when sold or rented out.

How to request an energy label in De Copen
You arrange an official energy label with us in three steps:

The survey is no formality but a condition: since the provisional energy label lapsed on 1 January 2021, EP-online accepts only labels established on location.

What gets measured
The BRL 9500 certified advisor spends 60 to 90 minutes and records:
- All boundaries of the heated space: outside air, crawl space, neighbours, water
- The insulation per building element and the glazing per window
- The heat generator and the hot water system
- Ventilation and solar panels
Glass suppliers advertise the U-value of the glazing, but the label judges window plus frame as one whole. That whole insulates slightly less than the glass alone. With the specifications to hand, the safe margin disappears from the calculation.
Which documents should you have ready for the survey?
For ribbon development and farmhouses the paperwork is often decisive:
- The renovation file: invoices for roof, floor or wall insulation, with product type.
- The glass specification of double, HR++ or secondary glazing.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
- For a farmhouse: a floor plan, so the thermal envelope can be delineated quickly.
Without evidence the defaults for the construction year apply, and for the oldest ribbon buildings those are the lowest assumptions.
Not every situation calls for a new survey
If the home was surveyed within the past ten years, a usable label is probably still in EP-online; the term runs from the survey date. For older buildings take note: the monument exemption has not existed since 29 May 2026, so they too need a label when sold or rented out.

For landlords in De Copen every label class counts
The points system has been binding up to and including 186 points since 1 July 2024; below that the maximum rent is fixed and the energy label weighs in strongly. Close to a points threshold, a better class can just make the difference. The full rental points count can be included in the same visit on request.
