What does an energy label cost in 2026? Complete price overview

An official energy label is required when selling, renting or applying for a mortgage. But what are the costs in 2026? We lay it all out: prices per property type, what's included in the price, and how to avoid unnecessary costs.

Quick answer: average energy label price 2026

Property type Price from
Studio / one-bedroom apartment€ 220,-
Apartment€ 265,-
Maisonette€ 330,-
Terraced house€ 330,-
Corner house / semi-detached€ 340,-
Detached house (up to 150 m²)€ 375,-

Prices include VAT, property inspection by a BRL 9500-certified advisor and official registration in EP-online. Above 200 m² (detached above 150 m²): price on request.

What determines the price of an energy label?

Costs vary per situation. Four factors play a role:

1. Property type

An apartment is faster to inspect than a detached villa with multiple floors and outbuildings. The more "places to examine", the more time the inspection takes — and that is reflected in the price.

2. Floor area (m²)

Up to 150-200 m² a standard rate usually applies. Above that, advisors often use custom pricing, because a large property takes more time for inspection and calculation.

3. Year of construction

Older homes (before 1992) sometimes cost a little more because building plans are often missing and more measurements are needed. But with specialized advisors, the difference usually remains limited.

4. Express delivery

Do you need your label within 24 hours? Then an express surcharge of € 50 to € 100 may apply.

What is included in the price?

An official BRL 9500 energy label includes:

Why is an energy label required?

Since 2008, a valid energy label has been required when:

Don't have a valid label? You risk a fine of up to € 435 for individuals or € 870 for landlords and companies.

How to save on your energy label?

Tip 1: Don't wait until the last moment

Express deliveries cost extra. Request your label in good time — preferably before the property comes to market or you submit your mortgage application.

Tip 2: Gather building information in advance

Do you have building plans or invoices for insulation, window or installation work? Providing these speeds up the inspection and helps with an accurate assessment.

Tip 3: Choose a local advisor

Advisors from other regions often pass on travel costs. A local BRL 9500-certified advisor is usually cheaper and faster on site.

Tip 4: Get your label first

If you want to make your home more sustainable, have a label drawn up first. That way you know which measures will actually lead to improvement.
