What determines the price of an energy label?
Costs vary per situation. Four factors play a role:
1. Property type
An apartment is faster to inspect than a detached villa with multiple floors and outbuildings. The more "places to examine", the more time the inspection takes — and that is reflected in the price.
2. Floor area (m²)
Up to 150-200 m² a standard rate usually applies. Above that, advisors often use custom pricing, because a large property takes more time for inspection and calculation.
3. Year of construction
Older homes (before 1992) sometimes cost a little more because building plans are often missing and more measurements are needed. But with specialized advisors, the difference usually remains limited.
4. Express delivery
Do you need your label within 24 hours? Then an express surcharge of € 50 to € 100 may apply.
What is included in the price?
An official BRL 9500 energy label includes:
- Preparation — advisor studies cadastral data and year of construction
- Property inspection — visit to your property (60-90 minutes)
- Calculation — energy performance according to NTA 8800
- Registration — officially recorded in EP-online (RVO)
- Validity — 10 years
- Digital certificate — directly available for notary, mortgage lender or tenant
Why is an energy label required?
Since 2008, a valid energy label has been required when:
