Verify and calculate your energy label: how to check your home

Want to know which energy label your home has? There are roughly three routes. You can verify an existing label for free in EP-online, calculate an estimate yourself based on construction year and home type, or have an official label drawn up — the only one that is valid when selling, renting, or for your mortgage. What is the difference between verifying and calculating your energy label?

These two are often used interchangeably, but they mean different things:

In short: verifying checks whether a label already exists, calculating gives an estimate, and official makes it legally valid. Below we go through each one.

How do you verify the energy label of your home?

Verifying an existing label is free and possible without an account. The official register is called EP-online and is managed by the Netherlands Enterprise Agency (RVO):

What energy label does my house have if there is no label yet?

Is your address not in EP-online, or has the label expired? Then there is (still) no valid label. Based on the construction year and home type you can make a rough estimate — a 1970s home without retrofitted insulation usually scores low, a well-insulated new-build high. But that remains an estimate.

The real label class depends on details only an inspection reveals: how well the walls, roof, and floor are insulated, what glazing is fitted, which heating and ventilation you have, and whether there are solar panels. Two identical houses on the same street can therefore have a different label.

Can you calculate your energy label yourself?

You can calculate an estimate online, and that gives a fine first impression. But such a self-calculated or "provisional" label is not legally valid: you cannot sell or rent a home with it and the notary will not accept it. An official label is always determined under the statutory method NTA 8800, based on a home inspection, and registered in EP-online.

When do you need an official registered energy label?

A verified or self-calculated estimate is fine for orientation, but in these cases you must have a valid, registered label:

Work as an estate agent or landlord? Then verify a home's energy label in EP-online early in the process, before you put the property on the market. That way you avoid surprises just before a viewing or the transfer. What does an official energy label cost and how long does it take?

Is a verified energy label always still valid?

Not automatically. An energy label is valid for 10 years from the registration date in EP-online. When you verify your label, check the expiry date: if it has passed, you need a new label when selling or renting.
