One local energy label advisor for the whole Green Heart
The Green Heart (Groene Hart) is the rural peat-meadow area in the middle of the Randstad — roughly the region between Utrecht, Gouda, Leiden and Woerden, with historic towns, wide-open polders and growing new-build districts. Hollands Duurzaam is based here, on the Merelstraat in Woerden, and provides official, EP-online registered energy labels for sale and rental throughout the region.
Because our base sits right in the middle of the Green Heart, we are quickly on site in Woerden, Gouda, Oudewater, Montfoort, Bodegraven, Reeuwijk, Alphen aan den Rijn and all the villages in between — without charging high travel costs. We know the building eras and constructions of the area inside out, from canal house to peat-meadow farmhouse.
The Green Heart: peat meadow, historic towns and new-build
Few regions have such a varied housing stock as the Green Heart. That makes the energy label differ greatly from one home to the next:
- Historic town centres in Woerden, Gouda, Oudewater, Montfoort and Schoonhoven, with monumental buildings and often single glazing.
- Peat-meadow villages such as Kamerik, Zegveld and Driebruggen, with characteristic farmhouses, sometimes thatched and on timber foundations.
- Post-war neighbourhoods around the larger towns, with terraced and walk-up flats from the 1960s to 1980s.
- Recent new-build such as Westergouwe (Gouda) and Waterrijk (Woerden), largely gas-free and very energy-efficient.
Energy label by type of place in the Green Heart
The building period and home type largely determine the energy label you can expect. The overview below gives an indication; the final outcome depends on the specific home and any insulation already carried out.
| Type of place / home | Characteristics | Expected label |
|---|---|---|
| Historic town centres (Woerden, Gouda, Oudewater, Schoonhoven) | Monumental buildings, often single glazing | E–G |
| Peat-meadow villages (Kamerik, Zegveld, Driebruggen) | Farmhouses, sometimes thatched, timber foundations | D–F |
| Post-war neighbourhoods | Terraced and walk-up homes, 1960s–80s | C–D |
| Vinex and 1990s–2000s | Family homes, better insulation | B–C |
| Recent new-build (Westergouwe, Waterrijk) | Gas-free, very energy-efficient | A–A++ |
Monument or protected cityscape in the Green Heart?
The region has many protected cityscapes and monuments, from the fortress of Woerden and the Gouda city centre to the historic cores of Oudewater, Montfoort and Schoonhoven. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For a historic property with single glazing the label is usually somewhat lower — that is normal and you are not obliged to make improvements. Read more in our article on the energy label for monuments.
What our advisor measures during the inspection
The property inspection takes 60 to 90 minutes on average. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- The ventilation and any solar panels
The calculation follows the NTA 8800 standard. Especially for the older town-centre and peat-meadow properties — often on timber foundations and with unusual constructions — the inspection calls for an experienced eye.
Energy label rates in the Green Heart
