The Bodegraven housing market and the energy label
Bodegraven lies on the Oude Rijn and is known as a true cheese town, with a cosy historic centre around the Oude Markt and the Salvator church. Around it you will find 1930s neighbourhoods, post-war extensions and the modern new-build districts of Broekvelden, Vrijenes and Weideveld. Characterful property on the Oude Rijn?
Along the Oude Rijn and in the centre of Bodegraven there are many characterful and sometimes monumental properties. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For an older property with single glazing and original frames the label is usually somewhat lower — that is normal and you are not obliged to make improvements. The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
The calculation follows the NTA 8800 standard. Especially the older properties in the centre — often with unusual constructions — call for an experienced eye.
